Concentrate the hotel in the eastern blue area. Keep the western reserve for a planted outlook, privacy and low-impact landscape studies. Avoid placing covered decks, pool tanks or plant structures outside blue.

Three ways to build

Paired 6 × 5 m units improve room comfort. Compact 3 × 5 m rooms follow the owner’s outer footprint and require careful furniture, bathroom and accessible-room planning.

Develop A for a balanced brief. Keep B as a lower-density alternative. C tests compact room capacity, with greater operating intensity.

Regulation register

Building-control Area 3 and environmental Area 2 are different maps. The latter is a working lowland assumption, pending surveyed altitude, slope and authoritative map confirmation.

Live screening

A green geometry check is not a building permit. Fire-engine access, escape travel, stair/lift design, accessibility, parking quantity, road status and wastewater discharge need separate approval.

The 30% report condition concerns “other activities.” It is retained as a conservative study target; it does not prove which permit classification the hotel falls under. The environmental green-space rule is an additional test.

Terrain from the ground survey

193 levelled points from the 20 Aug 2025 ground survey (3 Rai Samui), triangulated into a Delaunay TIN of 355 triangles. Contours are cut from that mesh, so each line is interpolated between measured points, not from a satellite grid. Triangles with any edge longer than 32 m are dropped, so the surface stops where the surveyor stopped.

Model heights are shown above the lowest surveyed level (10.31 m, local datum). Each block sits at its finished floor level (FFL): the ground at its centre unless you set one in the block editor or in Levels & earthworks. Sun shadows fall on the surveyed ground when the terrain is shown.

Registration + accuracy

The survey grid is Indian 1975 / UTM zone 47N (central meridian 99° E). The parcel is the villa-3 property line (Troop - บ้าน villa-3.dxf, sheet REMOVE ROAD), used exactly, so the pre-construct platform, hatch and slot lines sit on it with no fit error. The survey is registered to that line by a rigid fit of its 12 concrete boundary markers (RMS 1.04 m, largest 1.41 m). Project axes rotate -4.3260° to the survey grid (Studio 10 used −5.5013°, about 1.2° off). The Maps pin is the road entrance and agrees with the survey latitude to 1.0 m.

Ask the surveyor for the benchmark description and its value, plus breaklines at walls, drains and the road edge, before setting FFLs or designing drainage. The TIN has no breaklines, so sharp features between points are smoothed. Levels are relative to an unknown local benchmark, not mean sea level.

Revit handoff

  1. Link the boundary DXF in metres, origin-to-origin (project coordinates) or export in UTM 47N and use Acquire Coordinates.
  2. For a Toposolid, import the contour DXF (SURVEY_TIN_CONTOUR_* layers, Z = survey level) at one interval only.
  3. Select only the contour layer. Exclude the property/road layers at Z=0 and the NOTES layer.
  4. The NOTES layer states the coordinate system, rotation, datum shift and the local vertical datum.
  5. Masses: use the BIM handoff CSV/JSON (Analysis → BIM handoff) with the README for Dynamo or Grasshopper.
  6. The TIN is a feasibility surface: confirm breaklines and the benchmark before retaining walls, drainage or setting out.

UTM output uses the documented transform and lands on the survey grid (boundary markers within 1.4 m of the villa-3 line). Relative geometry is exact.

Walking, at human scale

Guests walk between the entrance, reception and room corridors; staff use a separate service destination. Paths route around expanded block, pool and parking obstacles.

Route performance

One-metre navigation grid, 0.55 m obstacle clearance, no diagonal corner cutting. Travel times assume constant walking speed; crowd interaction, doors, stairs and evacuation capacity are not simulated.

Paths rebuild after edits. An unreachable destination is reported instead of sending people through a building. Animated limbs use a gait cycle tied to distance travelled.

Vehicles + parking

Six bays sit at the front of the site, entered from the east reference entrance. No separate 6 m aisle is reserved; the manoeuvring apron is carried in the hard-surface allowance. The entrance road connection still needs confirmation.

Vehicle preview tests a straight moving envelope only. It is not a turning/swept-path or fire-appliance certification. Reserve a turning head after vehicle selection.

Sun + shade

Calculated at the entrance coordinates in UTC+7. True-north rotation comes from the two CAD sheets. Shadows are a flat-ground study; verify terrain, neighbouring objects and glazing.

Wind + trees

The wind arrows are a direction study, not CFD. Use NE/SW seasonal scenarios, then validate local wind and ventilation with site measurements.

Tree positions are proposed landscape markers. They are never labelled surveyed or existing.

Rain + water

Editable design assumptions: no site rain record or soil infiltration test supplied. Runoff is a volume screen, not a detention/drainage design. Confirm lawful discharge and wastewater treatment capacity.

Construction scenario

Concept cost only. Gross floor area includes every floor, corridors and the selected mezzanine. Land, tax, financing, FF&E, pre-opening, working capital and off-site road/utility upgrades are excluded. Upper-floor bridges between reserved cores and corridors need detailed design and an additional area/cost allowance.

Hotel operations

Payback uses operating surplus after the expense assumption. It is not gross-revenue payback, a valuation or a return forecast.

Programme + sensitivity

The duration is a user scenario, not a promised approval/construction schedule. EIA/IEE, surveying, geotechnical work and utility agreements can change the critical path.

Your design, portable

HTML works offline. Save project stores site identity, edited blocks and assumptions. A project from the old site is rejected to prevent mixed geometry.

The original HTML files are preserved. This version replaces their site model and feasibility assumptions.

Geometry audit

Coverage uses the polygon union inside the site, avoiding double-counting overlapping roofs. Physical overlaps still produce errors. Net room area is distinct from outer dimensions and gross floor area.

The room brief

Owner sketch S__21971100_0.jpg: 3 × 5 m outer footprint; 0.20 m outer walls, 0.10 m partitions. Bathroom variants 1.5 × 1.8 m and 1.5 × 1.5 m. The indicated 0.60 m loft stair requires redesign/approval for hotel use.

15 m² is the outer footprint. With 0.20 m perimeter walls, the clear rectangle is about 11.96 m²; deducting the 2.70 m² bathroom gives about 9.26 m² before partition and stair losses.

Evidence and limitations

Working in the studio

Drag a block or parking bay in plan. Drag empty space to pan and use the wheel to zoom. Select a block to edit its room count, rotation and floors. Arrow keys move the selected block; Shift increases the step.

Drag the model to orbit, wheel to zoom. Ctrl+Z / Ctrl+Y undo and redo. Use the walking controls to test obstacle-aware routes. Changes save locally; Project JSON is the portable backup.

The model is a concept tool. Blue is the allowed-build restriction supplied by the owner. Read Regulations and Terrain for evidence and unresolved assumptions.
